What a roof repair costs, and when it is money spent twice
The cost of a repair matters less than whether it is the right thing to buy. On a roof near the end of its life, a repair is a deposit on the replacement.
What drives repair pricing
Access and safety dominate small jobs. A repair on a walkable roof near a driveway is a fraction of the same repair on a steep third-storey slope reached over a garden. Beyond that: how much has to come off to reach the problem, whether flashing is involved, and whether the shingle can be matched.
Minimum call-out charges mean very small repairs cost more per square foot than large ones. Bundling two small items into one visit is usually worth doing.
Repair or replace
Repair when the damage is localised, the rest of the field is sound, and the roof has years left. Replace when the wear is uniform across a slope, when you are on the third repair in as many years, or when the decking underneath has been wet long enough to be questionable.
A roof with visible tar patches at several points has usually already had this question answered badly more than once.
The insurance line
Sudden damage from an identifiable event — wind, hail, a fallen limb — is generally treated differently from deterioration over time, which most policies consider maintenance. That distinction, rather than the size of the damage, usually decides whether a claim goes anywhere.
